We're introducing a new Lead Activity Summary feature that provides a quick overview of a lead's engagement when viewing their profile in IDXAddons or through the HighLevel Dashboard.

The summary analyzes activity such as:

  • Saved properties
  • Saved searches
  • Viewed listings

In addition, it generates:

  • A suggested follow-up message you can send to the lead
  • Recommended properties based on their browsing activity and saved search preferences

This update helps agents quickly understand a lead's interests, identify opportunities for follow-up, and provide more personalized property recommendations without having to manually review all of the lead's activity.

New Census Bureau App

We're introducing a new app powered by U.S. Census Bureau data that allows you to generate embeddable demographic widgets for any U.S. location, including cities, counties, ZIP codes, and subdivisions.

Simply select a location type and search for an area to generate a widget that can be embedded on community pages, or other content across your website. This tool is independent of your MLS areas, giving you the flexibility to showcase demographic information for virtually any location.

Available data includes:

  • Population and population density
  • Age distribution
  • Gender breakdown
  • Median household income
  • Income distribution
  • Home values and rental data
  • Homeownership and vacancy rates
  • Employment statistics
  • Education levels
  • Commuting patterns

This app helps enrich your community pages with valuable local insights, providing visitors with additional information they can use when evaluating neighborhoods and areas of interest.

Open House – Lead Routing, Saved Searches & Property Sync

We’ve made several enhancements to the Open House app to improve lead management and CRM integrations.

When a visitor registers through our Pre-Built Forms and a new lead is created in IDX Broker:

  • The property is automatically added to the lead’s Saved Listings
  • If the lead selects "Get emailed when similar properties hit the market", a saved search will be created using criteria similar to the Open House property (such as a comparable price range and the same ZIP code)

For Office Accounts, the Open House form now automatically detects assigned agents and routes leads accordingly:

  • IDX Broker: The lead is created with the assigned agent as the owner
  • Follow Up Boss: An {agentId} tag is added to the contact, making it easier to create Lead Flow assignment rules
  • HighLevel: If the assigned agent has their own connected HighLevel sub-account, the lead is sent directly to that account. Otherwise, the lead is sent to the main broker account

In addition, for both Follow Up Boss and HighLevel, saved search and saved property events are now synced, and the corresponding custom fields are populated automatically.

This update helps automate lead routing, improve follow-up workflows, and ensure leads receive relevant property recommendations from the moment they register.

Note: Lead routing to individual agent HighLevel accounts is only available when using our Pre-Built Forms.

New Schedule a Showing Layout

We’re introducing a new date slider layout for IDX Schedule a Showing pages. With this design, available dates are displayed in a carousel-style format, creating a more modern and mobile-friendly scheduling experience.

To enable this layout, select the Essential theme under IDX Pages Style.

At the moment, this layout is only available for the Mobile First Contact template used on the Schedule a Showing page. To activate it:

  1. Go to https://middleware.idxbroker.com/mgmt/pages
  2. Click Edit next to Schedule a Showing
  3. Select the mobileFirstContact theme

This update helps simplify date selection and provides a smoother experience for visitors scheduling property showings.

Note: To use this feature, you must also have the IDXStyles addon installed on your IDX pages so the Essential theme can be applied.

New features

Featured & Co-Listed Agent Placeholder Image

For Office Accounts, you can now upload a custom placeholder image for the Featured Agent and Co-Listed Agent widgets displayed on IDX Details pages.

This image will automatically be used whenever an agent does not have a profile image configured in their IDX Broker settings. You can use a custom agent silhouette, your brokerage logo, or any branded placeholder image.

This helps maintain a consistent and professional appearance across your listing pages, ensuring agent information is always presented with a polished look.

Note: This feature is available in the IDX Details templates developed by RealtyCandy, where the Featured Agent and Co-Listed Agent addons are included by default.

Saved Searches Created in IDX Button or GHL Dashboard (Beta)

We’re testing a new feature that helps identify saved searches created by agents through the IDX Button or the HighLevel Dashboard.

With this update, saved searches created using either of these tools will display a "Created by Agent" badge in the Saved Searches tab of the lead profile. This makes it easier to distinguish between searches created by an agent and those created directly by the lead.

Additionally, when the Notes Creation feature is enabled, the note added to the HighLevel contact will now include a label similar to:

"Agent-created saved search [Saved Search Name / Saved Search ID]"

This helps improve visibility, reporting, and workflow automation by clearly identifying agent-created searches within the contact record.

Important: This feature is not retroactive and only applies to new saved searches created for your leads.

HighLevel Connection Notice

We’ve added a new notice in both the IDXAddons Dashboard and the HighLevel Dashboard to alert you when your HighLevel connection has expired.

If you see this message, please reconnect your HighLevel sub-account as soon as possible. While the connection is expired, new lead data will not be synced to HighLevel, which may result in missed leads and incomplete activity tracking.

This notice helps ensure your integration remains active and your lead data continues syncing without interruption.

GHL – Add Note to Contact for Saved Searches

In this update, when an agent creates a saved search for a lead using the HighLevel Dashboard or the IDX Button, a note containing the search details will automatically be added to the contact record (if the Notes Creation feature is enabled).

This helps keep a clear history of saved searches created for each lead and can be useful for building automations, tracking agent activity, or triggering workflows based on note content.
